Zoysia: lots of brown, sodded in July. What might this be?

I'm new to Zoysia.
Got Pallisades sod installed in July.

It seems like the weakest spots have just stayed weak, or gotten worse.

The north half of the yard seems to be thriving.

South half, with less shade (but under a tree) seems to be struggling.

From these pictures, is it obvious to anyone is this is just heat stress, or maybe even over-watering in this area?

I expected it to fill out better in two months.

Thanks! I've actually been watering by hand, to be sure. Because two of the south side sprinklers *do not* do a good job, but I haven't had time to learn about how to change/replace them, etc.

Also because we're under water restrictions and it's against ordinances here to run irrigation most days -- but watering by hand seems to be exempt. I don't mind that... some good music or a podcast, and some time outside have been great.
