My thought is actually not enough water. Southern have gets more sun. Also, the grass is competing with the tree for resources. Moreover, the sidewalk is going to hold heat.

I really love having this tree. But if it's really fighting the grass as much as I think it is, that's really gonna make me sad.

The sod wasn't cheap, and I'd hate to come to regret it, and not getting proper soil samples done.

 

Add another day of watering. Have you tested the output of the irrigation system for each area?

 

Hitting the yard a few minutes mid afternoon with water mist for evaporative cooling would help reduce the heat stress tremendously

Thanks! I've actually been watering by hand, to be sure. Because two of the south side sprinklers *do not* do a good job, but I haven't had time to learn about how to change/replace them, etc.

Also because we're under water restrictions and it's against ordinances here to run irrigation most days -- but watering by hand seems to be exempt. I don't mind that... some good music or a podcast, and some time outside have been great.

Most days of the week, we're not allowed to run irrigation -- but I might try that for the next couple weeks of 80+ temps.

Zoysia sod is rather slow rooting. In hot weather, I plan on daily watering until it grabs the ground. That normally takes 60 days. Other thing that helps is a complete fertilizer not missing or low in any of the elements.

 

It's dry. Mine was similar. Slow to establish. Don't worry. Keep on the water and (reel) mowing and by early summer next season it will fill in. Once it establishes, its established and it spreads and thickens. Just takes patience.
