Lawn Revival in Nashville TN

Hi all,

First post here and first off I hope everyone is staying safe and not too stir crazy!

I'm really hoping to get some advice on my lawn. We moved into our house about 18 months ago and the lawn was pretty neglected. In the picture below, tall fescue is the order in the blue area. The back yard is in pretty decent shape, but the front is terrible. The grass is patchy and speedwell has taken over large portions. I treated the front many times last season, but with the lack of grass it didn't work very well.

The red portion is Zoysia. I'm not sure where it came from because, as you can see, the whole section is kind of an island. This area was a lot smaller when we moved in, but the Zoysia has spread pretty quickly.

Here's my question: Do I embrace the Zoysia and plug the rest of the front or do I kill all the Zoysia and attempt to revive the tall fescue in the front? I do worry about eventually forcing my neighbors to have Zoysia if that's what I decide.

Any advice or direction would be greatly appreciated! Thanks in advance!

Fescue is the cheapest, easiest option. Kill everything in fall with 2-3 apps of glyphosate, then aerate and overseed. Fescue does good in the Nashville area but you may have to re-seed on an annual basis. Depending on the summer conditions. Something to consider in your finances for maintenance.

If you prefer the zoysia it'll be a lot of work trying to plug a lawn that size. I'd sod it in that case.

Not to rain on the fescue parade, but if you have summers like us up here in extreme southern OH, they get pretty hot and muggy. TF will get brown and crusty really quickly unless you have some evening shade relief and/or you are an obsessive waterer. I'd go with a seeded Zoysia like Zenith. You'd get a much thicker grass overall, and no need to annually overseed.

Yeah tall fescue takes a lot of water in Nashville. If you have an irrigation system, then you'll be able to limp it along for the worst of the summer, but it will go dormant partially, especially in your full sun lawn. That was my experience with my parent's yard.

Zoysia would probably thrive in your yard as would bermuda. But the zoysia will take a long time to establish. It grows slowly so plugs would take multiple years to take over.

OK im in nashville Area. You will not like fescue alone. You can easily do KBG/Fescue mix. Most of Nashville does that. You need irrigation and a good fungus plan. My neighbors grass is always disease ridden. But they water to much and believe in shallow frequent watering no matter how many times i tell them. I have a neighbor with Zoysia and I have Bermuda. Sooooo you will have a million opinions but the choice is yours. Nashville is an anti Bermuda City. But it looks good. Alot of HOA ban bermuda. But i think I have done a great job with mine.

I wouldn't worry about neighbors yard.

Zoysia will require much less input (time, labor, and fert). Perhaps it's Meyer Zoysia? Zennith is lighter and a wide blade.

Sprig if irrigation is available and sod is not in the budget

Bermuda can be overseeded with rye which is a nice option but shade is a crucifix.
