Kentucky Blue Grass - Possible Fungus??

Hi All,

Newbie here.

I installed some beautiful Kentucky blue grass from a local farm in my approximately 900 sqft front yard in May of this year. I did as much research as I could about care, especially in the first 90 days as I knew this was critical. Up until the past 2 weeks, the lawn has been absolutely fantastic--best looking on the street if I do say so myself. But about 2 weeks or so ago, things have gone awry.

I am located in northern Ohio.

Symptoms:

- Grass has lost its deep green luster and has begun to look more green-yellow-brown (attached pictures don't show this well--compared with my other neighbor's yards, it is not nearly as deep green). Compared with other lawns on my street, it just doesn't look healthy and lush.

- It isn't growing nearly as quickly as it usually does. When it was first installed, even though we were having hot days, with watering it grew like crazy.

- I noticed a few mushrooms here and there after 2ish days of very very wet weather last week

- There is a spot that looks as though the grass randomly died. Roots seem strong in this spot though but the grass is completely brown (see photo)

- There are blades that have some suspect tan/rust looking spots

Here is what I have been doing with the lawn thus far:

- After the first 3 weeks, I have been watching my rain gauge and making sure the lawn only gets around 1 1/2 inch of water a week

- I applied Lawnifi Growhttps://sodsolutions.com/shop/fertilizer/lawnifi-grow-individual/ liquid fertilizer about 4 weeks after sod install and then 1 week after that, applied their Maintain liquid product https://sodsolutions.com/shop/fertilizer/lawnifi-maintain-individual/

- Early last month, I applied Scott's GrubX (grubs decimated by backyard last year)

- 2 weeks ago, I was battling Yellow Nutsedge. I applied SedgeHammer with a surfactant on the spots where the nutsedge was growing. It did an excellent job though there are still some popping up here and there that I need to battle still.

- Last week, after I noticed mushrooms, I stopped all watering and applied Scott's fungicide (granules)

What might be the problem here? Over watering? Fungus? Lack of fertilizer?

What can I do to help my lawn go back to being the best on the street??

Seems to match up with Dollar Spot quite a bit. Drought can exacerbate dollar spot in KBG according to the article above. Curative fungicide for DS and irrigation audit to ensure head-to-head water coverage (if you have irrigation) might be worth exploring.

Can confirm as well. My "smart" schedule was greatly under watering. Now that I have been back to a more frequent schedule the dollar spot damage is recovering.
