I have fescue, but I hate it. I'm considering, depending on what the lawn looks like in the spring, to renovate with zoysia or Bermuda. I've always considered Bermuda a weed, but I do like how it can look if treated well.

That said, I can't afford to sod 36k sq/ft with zoysia. Or anything else for that matter! So has anyone seeded Zoysia with good results? I'd consider sod and plugs for a portion, but I don't want a 7 year ordeal.

Lastly, I use a rotary Dixie Chopper and can see going to a reel mower ever. Mainly due to price/storage of something large enough for 2 acres (I only maintain 1 as a yard, but cut the other, it's common Bermuda in assuming).

Trying to establish Zoysia through seed is going to be a longer and less successful process than plugs. If perhaps you are successful with the germination (unlikely) it is going to take many years for it to fill in. I have areas that I smothered with sand while smoothing/ leveling that have taken 2 growing seasons to fill in.

Seeding ANY grass is going to require irrigation - as in multiple times a day to keep the soil and seed moist. Seeding a warm season grass is even more difficult because of the temps required for germination. Your best bet would probably be plugging a very aggressive spreader like Celebration bermuda.
