My entire neighborhood was sodded with hybrid bermuda. I have seen two or 3 houses that have bermuda, but have obvious St Augustine creeping in. Mine is different and the only lawn I have seen with this mystery grass creeping in. Not sure what it is. Its a creeping grass, spreads fast, fills in super thick, seems rather hardy.

Well, I'm on record saying that I love zoysia, but eradicating it from your bermuda will not be an easy task. Getting rid of St Augustine would be much easier by comparison. If you decide to leave it alone, it will continue to spread at a steady pace through your 419.

A little bit off topic. I did a large 2 acre reno using common bermuda 2 years ago. I have one small area of zoysia on the complete other side of the lawn (about 2k sq ft) which I kept in tact because it looked nice and was in a heavily shaded area, (the bermuda wouldn't have grown anyways). No zoysia in year 1, however last year I had a patch of zoysia show up and has continued to spread. I like it better than my crappy common bermuda so I'm letting it go. So, either the zoysia was never eradicated in the 1st place or it seeded by the wind.
