Brown ugly lawn

Hey guys this is my first post on this forum. I am in need of some advise. I recently bought a home with a beautiful green lawn (St.Augustine I think) that has turned brown and has spots where the grass died about 10 ft long 2 ft wide. I am unsure what this could be from. No one walks on the grass. I bought a new mower with a sharp blade. I didn't change my sprinkler system timer. But today I found a work/grub thing while I was looking at the grass. I thought maybe this could be killing my grass and needed some advise. Any info is good info.

What concerns me is that the problem seems to stop at the property line. Have you applied anything in the last couple months?

Also what I see looks like fungus, and possibly in the summer had some insect and or mole activity there.

I'm noticing everybody else has a green lawn, so that strikes me as odd and makes me suspect fungus and or misapplication of fertilizer or herbicide.

The OP is in central Texas so moles can most likely be ruled out. The St. Augustine definitely appears to be dormant, which it should be this time of year.

Neighbors yards could be green with winter weeds. The next door neighbor definitely looks more like weeds than turf to me.

Brown patch is a possibility, but would be hard to identify this time of year considering the turf is dormant. The areas that jump out at me are the the center of the lawn and the area right next to the driveway. Is that a different grass or is it flattened out from foot traffic?

First thing I would do is get a soil test done. That will tell you if your Ph is high or low. Too low ph keeps your lawn from using the nutrients it has available. Now would be the time to apply lime if your ph is low.

Then get on a fungicide regiment. One group then different group two weeks later. Repeat. Easiest would be buy some Azoxystrobin (scotts diseasex) and another group fungicide. The lawncare nut on youtube did a video on curing brownpatch with fungicides purchased at home depot. There are some more potent products available too. I currently keep Myclobutanil and Propiconozole.

I'm no pro. But i view a hell of alot of youtube and read this crap to get my own lawn back in shape.
